Each year homeowners are faced with having to assist an elderly friend, neighbour and or family member who is faced with the challenge of moving to a new home. Each year our team is asked to assist senior homeowners with preparing for a downsize and/or a long distance move. Recently we worked with a senior seller, her name is Annie and this is Part 2 of her “downsizing” story.

After ten days of packing items, a garage sale, offering items to neighbours and friends we loaded up the last few boxes for Valu Village.  The next morning we went to meet Annie and have a walk through her home to begin preparing the home for cleaning, furniture placement and finally photography.  Annie remarked “the house looks so much bigger”, we could tell that Annie seemed relieved the house seemed bigger and actually brighter than it had before.  Before moving any item we consulted with Annie as things held very precious memories and we wanted Annie to feel as involved in the process as she liked.  The following day a cleaning crew arrived at the house and we took Annie out for brunch and listened as she told us what would be important when beginning the search for her new condominium.  Annie is an avid walker and gardener; we knew that a walking trail would be important.  Annie also wanted a large balcony to do container gardening and somewhere to host her weekly get together with her family.  We explained to Annie that when the search began we would consider these items in narrowing down the best properties that would be available, once her house had sold firm.  Annie had enquired why was it so important to sell before you buy?  We explained to Annie that with a firm deal on the house she would know how much money she would have to purchase her new home and would also know the closing date to ensure that the house closed first and then the condo closed secondly, this is very important so as to avoid any unnecessary “bridge financing”.  Annie was very pleased with our answers and we then drove her home.  We took a walk through the house and the cleaning staff had done a great job and other than dropping off flowers the next day the house was now ready for photography and sale.  

We arrived at Annie’ house late morning with flowers and plants and we went through the house room by room until we had done a final walk through the entire house.  Shortly afterwards our photographer arrived and did a great job capturing each room of Annie’ beautiful home.  Annie quickly turned to our photographer and asked “are you ready to see my favourite part of the property”? With a look of glee in her eyes she did not give our photographer a chance to answer and quickly opened the sliding glass door that led to her large deck and garden, “welcome to my sanctuary Annie exclaimed.  Our photographer captured wonderful images of the garden and the house and promised to have them available later that evening.  After our photographer had departed Annie took us through her garden pointing out various perennials and asking us to include a description of the gardens in our marketing materials.  As we walked towards the house, Annie turned and looked back at her garden and said” I do hope that the new owners will love gardening as much as I do”.  That evening the photography arrived and it really looked impressive, we contacted Annie’ family with her permission and shared where we were in the process and asked if there were any questions or concerns.  The family was appreciative for the constant updates as we prepared Annie’ home for the market.  

The big day had finally arrived and we came to the house with Tea and Timbits.  Annie and a couple of neighbours read with great enthusiasm the marketing materials as we installed our post and our “FOR SALE” sign.  Annie was being picked up by her son and would spend the next seven days visiting family and learning about the area where we would eventually call home.

Each year homeowners are faced with having to assist an elderly friend, neighbour and or family member who is faced with the challenge of moving to a new home.  Each year our team is asked to assist senior homeowners with preparing for a downsize and/or a long distance move.  Recently we worked with a senior seller, her name is Annie and this is her story.
 
About two years ago Annie reached out to her daughters as she was considering relocating 200 kilometres east to be closer to her grandchildren and family.  While considering what would be involved Annie became overwhelmed; where do I start?, how do I decide what to keep?, where do I begin?. A past client had shared our contact information with Annie' family.  Maddy and I received a call from Annie’s daughter in-law to assist her with the downsizing project, we drove out to meet with Annie and carefully listened to what it was that she hoped to accomplish.  In short Annie had reached an age where she was ready to downsize to a smaller property and wanted free of a house filled with furniture, trinkets, momentous, gardening supplies, books, pictures, clothing and the list goes on.   Arriving at Annie’s home we were struck with how beautifully she had kept her gardens and the same was true for the condition of her detached bungalow, simply put beautiful.  Annie is an avid gardener but the effects of a recent illness had made owning a house and the upkeep required a challenge.  Annie’s daughters were concerned about her being alone and having a house with stairs.
 
On that first visit Annie guided us through her lovely home and would pause to recall the precious memories that she had experienced over many years of living in her home.  It was evident that one of the toughest parts of downsizing is the memories attached to your home.  Annie quickly lead us to her dining room to discuss how we would be able to assist her in transitioning from a single family home into a condominium.  We listened carefully as Annie expressed feeling overwhelmed with the amount of work that needed to be done to get ready for a downsizing move.  Over the next week we assisted Annie as she made a pile of things in each room that would be donated to charity, given to family and friends and left at the bottom of her driveway for people passing by to take.
For 7 days we made trips to Value Village www.valuevillage.com .  After several drop off’s to Value Village we had put a major dent in the items that Annie wanted donated.  Next came the clothing, we bagged 10 large bags of clothing and then we called Diabetes Canada www.diabetes.ca. Two days later a truck arrived at Annie’s home and took away items that can be reused to assist others in need.
 
While many Canadians do an annual Fall cleaning, downsizing is much more stressful and we wanted to ensure that this transition was as stress free as possible for our client and her family.  As it happened Annie’s family lived 200 kilometres away and being faced with all of the responsibility was daunting on not just Annie but her two daughters who were so appreciative that our team was able to come in to Annie’s home and assist her with the many things that needed to be done to prepare her family home for sale.

Maintenance Maintains Value:

 

This title is not too trite to be true! 

Value isn’t just in a home’s current price, but in how well it matches year-over-year local price changes.  Some homeowners seek to add value with upgrades.  But too many forget their home can’t even keep its value without maintenance.

 It’s true that replacing old roof shingles or re-painting exterior trims may not add value, but failing to do so can seriously reduce ultimate sales prices. So please be aware that an unkempt house & untidy garden may actually reduce not only the value of your own home but also that of your neighbors.

 As an example, we sold a big house for much more than any comparables on 3 adjacent streets.  It was immaculately maintained but had no modern upgrades. Our sale’s success was likely due as much to the home’s great maintenance, and its neighbours spiffy appearance, as to our undeniable marketing skills!  Other recent sellers on those streets had invested hundreds of thousands of dollars on upgrades.  But their net profit after all that spending was much less.

Autumn in the garden

Preparing Your Garden for Autumn:

 

If you are like us you are already planning your garden beds for next Spring.  With the cooler autumn temperatures upon us, it is time to start wrapping up those gardening projects for 2016.

Here is our fall gardening check list:

 

1. Planting bulbs for spring 2016 - although it seems far away - those crocuses will be the first early flowers to appear in your garden.

2. Trim back perennials to ensure new spring growth.  If you have echinacea let the dried flower heads do their thing and drop new seeds for next years season.

3. Check for any damaged tree branches and cut back as necessary; this will avoid any branches damaging the garden or worse this winter.

4. Edge your flower beds.

5. Empty your containers but keep the old soil for next years gardens.

6. Rake leaves and be sure to use a good fall fertilizer for your lawn.

7. Clean and wrap your patio furniture.

8. Be sure to give your BBQ a good clean, so that it is ready for the upcoming grilling season.  It is always easier to do in the warmth of fall rather than the cold of winter.

 

Now sit back relax and know that your gardens are prepped and ready for spring.

Strong Growth in the Toronto Real Estate Market Q1 2016

Toronto Real Estate Board President Mark McLean announced record TREB MLS® home sales for the first quarter of 2016 following a strong result for March transactions. There were 10,326 sales in March and 22,575 sales in the first quarter. The year-over-year growth rate for sales was 15.8 per cent for Q1 2016 and 16.2 per cent for March 2016. For the TREB market area as a whole, double-digit year-over-year rates of sales growth were experienced for all major home types during the first quarter.

The positive annual growth in sales was not mirrored on the listings front. The number of new listings entered into TREB's MLS® System during March and the first quarter were down compared to the same periods in 2015.

“At the beginning of 2016, TREB’s outlook for the year pointed to a strong possibility of a second consecutive record year for home sales. This outlook was based, in part, on upbeat consumer survey results pointing to robust home buying intentions. It is clear that these upbeat intentions have translated into record first quarter results,” said Mr. McLean.  The MLS® Home Price Index Composite Benchmark for March 2016 was up by 11.6 per cent compared to March 2015. The average selling price for all home types combined was up 12.1 per cent year-over-year in March and 13.6 per cent in the first quarter

We’re avid animal lovers and both our families have pets. These include a huge but gentle French Mastiff, a Boxer, two cats and a parrot. So when it comes to pets we understand that they are just as important as any other decision that needs to be made both when leaving your current property or moving into your new home. 

For several years Greg has assisted an organization that rescues Boxer Dogs. Not only is his current Boxer a rescue dog, but so also were the two earlier Boxers that came to call his family “home”. The same holds true for Greg’s feline pets, they too came from rescue organizations. Dreyfus the boxer and both cats are happy and bonding well.
